We went through a lot with this company, from the rotating door of management and accounting, to the mismanagement of the funds collected, and what we were being charged for, to the cesspool backing up at least 5 times, the inability for the company to fix our toilets, the roaches, and management's continual reimpressment to the very reasonable owner to charge us more annually.
I am a property manager by profession, and the manner in which this company treats it tenants is poor.
I write this review as a warning to anyone who might be considering doing business with Kauai Pacific Real Estate. We rented unit 8233/8234 at Hanalei Bay Resort managed by Kauai Pacific Real Estate this summer and were extremely disappointed in our unit and how we were treated. Our unit had a broken air conditioner, broken floor tiles, broken shower, mold, cockroaches, etc. Additionally, there were some safety issues like hot electrical switches, which made us take notice of a lack of fire alarms and extinguishers.
He was very good about maintaining contact throughout the entire home buying process. He also is a strong realtor, know the laws and will not be allow the sellers agent to push you around. He dealt with a lot of drama during our sale and handled everything that came at him. I would definitely recommend this company and specifically Steve. A true professional all around. We are now in a house that was at our price point and perfect for a starter property. Huge MAHALO for all of your hard work!!
Kauai Pacific Real Estate is a predatory rental agency that couldn't care less about your experience once they have your money. They did not care we were uncomfortable, they did not care that we were not receiving the services we paid for. My family spent years of planning and a lot of money on this vacation and unfortunately our time was horribly impacted by the fact that we didn't have a comfortable place to call home and get rest. If you are considering a place to stay or a management company for your property, please take your business elsewhere!
This is a very skilled and professional group of property managers and real estate agents. They have incredible customer service and plenty of Aloha spirit.
We as buyers went to Steve to represent us while we were looking for homes. He was more than happy to help us, even though our budget was limited. (I say this because I have had agents tell me NO because I was below their price range).
To be fair, for the most part the people when dealing with them in person or on the phone are fair and service oriented, but when things go sideways which, unfortunately they do often, more than often they can get nasty, defensive and rude. Unfortunately, they know you are bent over, so the lubricant is just to make the experience less painful.
We paid for and spent 2 weeks in this unit because there was no option for us to move to another unit or find a different rental on short notice. Kauai Pacific Real Estate did nothing to help us during our stay and ultimately seemed dismissive of our concerns. This company took payment for a unit they knew was in disrepair, then acted like they would get it fixed for us, in the end they did absolutely nothing. I have to wonder how many other unsuspecting guests they have treated this way. Kauai is a busy place in July, it's not like we had the option to get another room, move to another resort, or come back another time. We wasted too much of our hard earned vacation time trying to figure things out with this company only to be ignored in the end.
We lived in a 3/2 in Kapaa, the unit was newly renovated when we moved in, 1st renters since the renovation. We spent a lot of money and time keeping the furniture, fixtures, and over all unit in great shape, albeit we lived there for 3 years without the annual professional cleaning normally offered by a professional rental agency. We did not complain about the poor electrical wiring in the house, nor the pests which we personally paid pest control to handle monthly, again something we were used to our rental company paying for, considering that we were paying above market value for the home, there were a lot of "not includeds" in the agreement.
Worst of all, upon departure from the home, which was in pretty great condition considering a 3 year uninterrupted stint in the home, Kauai Pacific charged $1000.00 for paint of the interior walls, citing the cleaning of the walls removed the 1st layer of paint, and that a professional needed to come in and 'repair' nail holes that were in the wall and repaint the entire surface.
We saw our long term property manager leave 2x in 3 years. I've seen at least 2 new accounting managers leave in 3 years. There is a reason for it.
I'm sure that Kauai Pacific Realty makes money from their management contract by charging a 10% commission on everything that happens. I was charged 10% on all work done at the house, so I'm sure the same happens to our owner.
The receptionist was an absolute nightmare. The blonde older man who I dealt with needs work on himself.
